How Long Does a Roof Last in Texas?

A roof in Texas works harder than a roof almost anywhere else. Between the brutal summer sun, triple-digit heat, and our famous hailstorms, North Texas roofs take a beating. So how long should yours actually last?

Typical lifespans in the DFW climate

Asphalt shingles: about 20–30 years. Quality architectural shingles can hit the higher end — but Texas heat and hail can shorten that. A single bad hailstorm can age a roof years overnight.

Metal roofing: 40–70 years. This is the long-haul champion. Metal shrugs off heat, resists hail far better, and can easily outlast the time you own the home. It costs more upfront, but it may be the last roof you ever buy.

Why Texas is harder on roofs

  • Heat & UV: Constant sun bakes the protective granules off shingles and dries them out.
  • Hail: North Texas sits in "Hail Alley." Hail bruises shingles, knocks off granules, and can crack them.
  • Big temperature swings: Hot days and cooler nights make materials expand and contract, which wears them down over the years.

How to get the most years out of your roof

  1. Get it inspected after big storms. Catching small damage early stops it from turning into a leak. (Ours are free.)
  2. Keep your gutters clear. Water backing up under shingles is a silent roof-killer.
  3. Make sure your attic is ventilated. Trapped heat cooks your roof from the inside.
  4. Fix small issues fast. A $300 repair today beats a $15,000 replacement later.

How do I know if mine is near the end?

Watch for granules in the gutters, curling or missing shingles, daylight or stains in the attic, or a roof that's simply 20+ years old. Any of those, and it's worth a look.
